Seoul has approved a revised unit plan change for the Seobinggo Station area activation project as part of the “Seobinggo Station Area Activation Project.” As a result, a complex building with six underground floors and 41 above-ground floors will be built on the site near Seobinggo Station. This site will include office spaces, community facilities, and 123 residential units, aimed to leverage the unique characteristics of the Han River vicinity in its development.

The project site is located near Seobinggo Station on the Gyeongui-Jungang Line, previously the central facility site within an apartment district. Through this plan, Seoul aims to introduce various functions into the area to promote station area activation and create an urban environment harmonious with the Han River. This development will feature a mixed-use concept, including not only residential spaces but also work and lifestyle convenience facilities.
As part of this plan, Seoul will donate reserved, unexecuted roads designated during last year’s unit plan establishment to improve the road structure along the Gangbyeonbuk-ro. It aims to strengthen linkage with the nearby Shindong-A Apartment reconstruction project (rapid integrated planning) to enhance transportation infrastructure.
Moreover, the project will also establish public facilities considering community convenience. A daycare center aiming to strengthen senior welfare will be newly built, and 18 rental housing units with Han River views will be provided to enhance public value. To consider the landscape of the Han River, the first building will be arranged in medium and low-rise formats, with a public viewing space on the third floor to maximize openness.
A Seoul official stated, “Through this project, the Seobinggo Station area is expected to transform into a modern complex space integrated with the Han River,” and added, “We will create a sustainable urban environment through development that harmonizes with local characteristics.”
