The area surrounding 232 Mok-dong 2-ga, Yangcheon-gu, Seoul will officially commence its redevelopment project. On June 4th, the Seoul Metropolitan Government announced that the 9th Urban Planning Committee decided to revise and pass the decision for the restructuring plan and designation of the maintenance area for this location.
This area consists of a mix of old single-family and multi-family homes. The narrow and blocked alleys have made pedestrian movement difficult, and the illegal parking problem has exacerbated the need for residential environment improvement. In December 2022, the Seoul Metropolitan Government selected this area as a candidate for the Rapid Integrated Planning. By July 2024, guidelines were established, which were incorporated into the restructuring plan.
According to the restructuring plan, the existing floor area ratio of 220% has been eased to 230% by applying a project profitability adjustment coefficient of 1.71. A total of eight buildings with 22 floors will house 586 units, of which 88 will be public housing.
The site is planned in harmony with Yongwangsan Mountain. It is a basin-shaped terrain with an elevation difference of up to 15 meters. To resolve the east-west pedestrian disconnect issue, the Seoul Metropolitan Government will establish public pedestrian pathways and plan the layout of the complex according to the terrain. The lower levels will house community facilities and resident shared-use facilities. A pedestrian network connecting the complex and Yongwangsan Nearest Park will also be prepared.
Choi Jin-seok, head of the Seoul Metropolitan Government’s Housing Division, stated, “Through this plan, we intend to revitalize the old housing area and expand quality housing supply that considers urban scenery and terrain,” adding, “We expect this project to not only improve the urban landscape of the Mok-dong area but also enhance the quality of living.”
