Mokdong 11 Complex Approved for Ambitious 41-Story, 2,679-Unit Redevelopment Project by Seoul City Planning Committee

The reconstruction project for Mokdong 11-dong Apartment in Yangcheon-gu, Seoul is being actively pursued. The city of Seoul announced that during the 9th Urban Planning Committee’s rapid integrated planning subcommittee meeting held on September 1, the ‘designation of the Mokdong 11-dong apartment reconstruction maintenance area and maintenance plan decision and landscape review (proposal)’ was approved with modifications.

Mokdong 11-dong is an area with favorable living conditions as it is adjacent to green spaces and educational facilities such as Gye-nam Neighborhood Park, Sintery Park, Gye-nam Elementary School, Bonyoung Middle School, and Mokdong High School. The maintenance plan was developed through the rapid integrated planning advisory project.

According to the plan, the floor area ratio will be set below 300%, with a maximum height of 145 meters (up to 41 floors). A total of 2,679 units of housing will be built, with 352 of these supplied as public housing. Ancillary welfare facilities will also be established.

To enhance resident convenience, foundational infrastructure is being simultaneously expanded. Shintry Park on the north side (16,409㎡) and a neighborhood park connected to Gye-nam Neighborhood Park on the west side (11,540.6㎡) will be established, creating a total of 27,949.6㎡ of major park space. In addition, a small park of 7,970.7㎡ will be developed around Bonyoung Middle School and Mokdong High School.

The existing social welfare facilities will be expanded to a total floor area of 5,000㎡ to accommodate the growing elderly population. A public office building with a total floor area of 5,000㎡ equipped with a women’s development support center function will also be newly established.

To improve the traffic environment, Mokdongdong-ro and Mokdong-ro 3-gil will be widened by 3 meters, and Mokdongdong-ro 2-gil adjacent to the 12-dong complex will be widened by 1.5 meters to secure bicycle lanes and pedestrian spaces. Within the complex, public pedestrian pathways will be established to increase connectivity with the 12-dong complex, and avenue-type stores and pocket yards will be arranged along Jungang-ro to promote street activation.

The reconstruction of the Mokdong district is proceeding as part of the rapid integrated planning advisory project. Since the initial advisory, maintenance plans have been finalized in an average of 11 months, and the city of Seoul aims to decide on maintenance plans for all 14 complexes within the year.

Choi Jin-seok, head of Seoul’s housing division, stated, “We will promptly implement the reconstruction project for Mokdong 11-dong following the notice of maintenance plans and integrated review, and will accelerate the reconstruction of the 14 Mokdong complexes through intensive process management in line with housing supply promotion plans.”
