In Seoul’s Dobong-gu, Bakak Sindonga 1st Complex was designated and notified as a redevelopment area on October 2. This marks the fourth designation of a redevelopment area in Dobong-gu, following Ssangmun Hanyang 1st, Changdong Sang-a 1st, and Samhwan Dobong.

The redevelopment of Bakak Sindonga 1st Complex will feature a floor area ratio of 299.9%, with a maximum of 47 floors and a total of 4,099 housing units, making it a large-scale complex. This new supply is anticipated to significantly enhance regional competitiveness by promoting the improvement of dilapidated residential areas, pedestrian environment enhancement, and commercial area activation.

Owan Seok, the head of Dobong-gu, stated, “The redevelopment of Bakak Sindonga 1st Complex is the largest in Dobong-gu and will be a critical inflection point for the housing landscape in the northeastern region of Seoul and for regional balanced development.”

The application of project feasibility adjustment coefficients played a decisive role in this designation process. As the proportion of rental housing decreased due to the application of these coefficients, project feasibility improved, and the number of rental housing units was reduced by 148 compared to the original plan.

Residents’ burdens have also been alleviated. Dobong-gu continuously appealed to Seoul City to include the nearby Balbada Park in the mandatory park and green space ratio calculation, and this request was reflected, resulting in a decreased donation rate.
