Seoul announced that during the 15th Urban and Architecture Joint Committee meeting held on September 10, 2025, a revised approval was granted for changes to the district unit plan around Mia Station.
The area targeted includes the region around Seoul subway line 4’s Mia Station and major arterial roads, where transportation accessibility is enhanced by the operation of Dobong-ro’s central bus lane. The surrounding area is densely populated with low-rise residential areas, and various redevelopment projects like integrated planning, street housing maintenance, and Moa Town are in progress.
This change is a response to the altered development conditions since the initial establishment of the district unit plan in 2014. Seoul’s plan is to activate private development by easing regulations with the goal of strengthening the commercial and business functions of station areas.
A plan to ease building usage restrictions has been prepared for arterial parts of Dobong-ro. Within third-class general residential areas facing roads 20 meters or wider, floor area limits for business and retail facilities, excluding officetels, will be relaxed.
The maximum development scale, designation abolishment for specific purposes, and easing of height plans are also included. Existing height standards will be abolished and replaced with maximum and relaxed height plans.
Efforts to improve the pedestrian environment are also underway. To address the narrow structure issue of backstreets crossing through Dobong-ro, a notice plan will be established to expand the road width of Solmae-ro and backroads, enhancing the walking convenience for residents.
Namjun Cho, head of the Seoul Urban Space Headquarters, stated, “We anticipate that this district unit plan change will invigorate private development and strengthen the station area functions and boost the local economy around Mia Station.”
