Redevelopment Plan Approved for Hyochang-dong Station Area in Seoul Yongsan, Bringing 3,014 New Residential Units

Seoul Yongsan-gu announced that the ‘Establishment of Redevelopment Plan and Designation Proposal for the Station Influence Zone Urban Maintenance Redevelopment Project in Hyochang-dong 5-307 Area’ was conditionally passed with revisions at the 2nd Urban Planning Committee’s delegated subcommittee meeting held on September 1.

The project site is located between Gongdeok Station on Line 5 and Hyochang Park Station on Line 6, covering a total area of 103,402.7 square meters. This redevelopment project plans to build 3,014 units of communal housing, with buildings ranging from 4 underground to 40 above-ground stories. Among these, 706 units will be long-term lease apartments and 453 units will be redevelopment rental housing.

Yongsan-gu has adjusted the height of buildings in sections to consider the landscape of Hyochang Park. The building heights will be adjusted between 20 and 40 stories by sections. Additionally, a 12-meter-wide public pedestrian passageway is planned through the district to secure viewpoints between Hyochang Neighborhood Park and Baekbeom Road and to establish a pedestrian-friendly environment.

Between Hyochang Park and the residential area, a children’s park, community facilities, and public office buildings will be placed. The district aims to expand the green network through this layout. Along Baekbeom Road and Hyochangwon Road, adjacent neighborhood facilities will be placed to promote street activation and enhance residents’ convenience.

Once the maintenance plan is finalized, the area of Hyochang-dong, crowded with old and deteriorated buildings, will be transformed into a new residential complex. The supply of long-term lease and rental housing is expected to contribute to housing stability in the city, and the expansion of green areas and life SOC is expected to improve living conditions.

Park Hee-young, the Mayor of Yongsan-gu, stated, “Through the designation of Hyochang-dong station influence zone redevelopment maintenance area and plan establishment, we can supply high-quality long-term lease apartments within the city center and provide residents with new convenience spaces. We will continue to provide administrative support to enhance residents’ quality of life and regional revitalization.”
