“Seoul City Approves Redevelopment of 3,014 Long-term Rental Homes near Hyochang Station”

The Seoul Metropolitan Government held the second subcommittee meeting of the city planning committee on September 1, 2025, and announced that it had approved with modifications the decision to designate and establish a redevelopment plan for a station area long-term rental housing project in the vicinity of 5-307 Hyochang-dong, Yongsan-gu.

The target site is located between Gongdeok Station on Line 5 and Hyochang Park Station on Line 6, serving as a connecting point between the center of Mapo-Gongdeok area and Moonbae Business District. The area is adjacent to Hyochang Park and Gyeongui Line Forest Park, and active development projects such as the Seogye-dong Rapid Integrated Planning Redevelopment Project are underway here.

The Seoul Metropolitan Government plans to newly designate a 103,402.7㎡ redevelopment area and construct 3,014 apartment units with 4 basement floors to 40-story buildings on a 75,212㎡ plot within the designated area. Among these, 706 units will be long-term rental housing, and 453 units will be redevelopment rental housing. Half of the long-term rental housing will be provided as ‘MiLiNaZip’ for newlyweds.

The plan emphasized securing the landscape around Hyochang Neighborhood Park and Baekbeom-ro. Inside the complex, a regional community-oriented hub park and neighborhood living facilities will be arranged to create a communication-oriented open residential complex centered on living areas.

The building height will vary between 20 to 40 stories to harmonize with the surrounding terrain, and view corridors towards Baekbeom-ro and Hyochang Park will be secured.

Around Hyochang Park, a new children’s park spanning approximately 9,000㎡ will be established on Imjeong-ro and Hyochangwon-ro. An open community facility with a total area of 10,000㎡ and a public office will also be newly established to enhance the convenience for local residents.

A 12-meter-wide public pedestrian path will be installed within the complex to connect Hyochang Neighborhood Park and the Gyeongui Line Forest Trail. An open public zone along Baekbeom-ro and line-type neighborhood living facilities will create a living-friendly pedestrian environment and promote street activation.

A representative from the Seoul Metropolitan Government said, “Through the station area long-term rental housing redevelopment project in front of Hyochang Park, we expect to provide high-quality long-term rental housing in the city center and offer convenient living spaces to local residents and citizens.”
